Accommodation category on LocaYo

What you can list, what you can't — and why.

In short

LocaYo is a peer-to-peer rental platform for things and equipment. In the Accommodation category we only accept outdoor and mobile forms of stay (camper, tent, glamping, campsite spots, boats). Apartments, flats, houses and rooms for short stays — NOT allowed, because they fall under EU Regulation 2024/1028 (Short-Term Rental Data Regulation), applicable from 20 May 2026.

What you CAN list

  • Camper / campervan / caravan — recreational vehicle rental.
  • Tent, glamping setup, yurt, tipi — camping gear or ready-to-go setup with a spot.
  • Hammock / cot / sleeping bag — as camping equipment.
  • Campsite spot on your land — a patch of grass where the guest pitches their own tent or parks their own camper.
  • Boat / yacht (no permanent stay) or houseboat registered in the water craft registry.
  • Hammock village — campsite-like, OK.

All of the above are explicitly excluded from EU Regulation 2024/1028 by Recital 7 and Article 3(1)(b) (NACE Rev. 2 group 55.3 — "camping grounds, recreational vehicle parks and trailer parks").

What you CANNOT list

  • Apartment / flat / studio / loft / condo
  • Single-family home / holiday home / guesthouse
  • Guest room in a residential apartment
  • Bungalow or cabin permanently attached to land
  • "Studio with kitchenette", "1-bedroom", etc.

These listings fall under EU Regulation 2024/1028 and require a registration number (in Poland: CWTON, once the register launches — estimated Q1 2027) and reporting to authorities. LocaYo deliberately stays out of this segment. List your apartment on Airbnb, Booking.com or Vrbo instead.

Frequently asked questions

Can I list my apartment for the weekend?

No. Apartments, flats, houses and rooms in residential dwellings fall under EU Regulation 2024/1028 and Polish CWTON rules — from 20 May 2026 they require a registration number and reporting to authorities. LocaYo does not support this segment.

Can I list my camper / caravan / tent?

Yes. Anything that fits the NACE 55.3 definition (camping grounds, recreational vehicle parks, trailer parks) is outside the scope of the Regulation.

What about a campsite spot on my land?

Yes, if it's a "campsite spot" — a patch of grass for a guest with their own tent or camper. Don't list a bungalow or cabin for stay.

Houseboat?

Yes, if it's a water craft registered in the appropriate registry. No, if it's a permanently moored home on water (de facto residential).

What if I list a residential apartment anyway?

LocaYo will block your listing. If this happens again, or it results in an administrative fine against LocaYo, you will cover that fine per our Terms. Proposed fine for hosts: up to PLN 50,000 (Polish parliamentary bill 2353, Art. 16(1)).

When will LocaYo allow short-stay apartments?

The decision will be made after Poland's CWTON launches (estimated Q1 2027) and we assess the cost of building full reporting infrastructure. If we ever open this category, we'll announce it publicly in advance.

Why not go the Airbnb / Booking route?

Because we're a platform for renting things, not accommodation. Entering the STR (short-term rental) segment requires reporting infrastructure for 27 EU countries, a full compliance officer, integration with 27 Single Digital Entry Points. We stick to what we do well.
